Pre-listing Home Inspection
The most overlooked detail about selling a home is that knowing what you're putting up for sale is the first step in ensuring you maintain the Strategic perform any needed repairs and/or at least disclose known issues. This step forces the buyer to negotiate only once when making their offer. If no pre-listing inspection is performed, then the buyer gets a second opportunity to negotiate when they perform their “buyer” inspection.
Once an offer is accepted, the price never goes up or never will the buyer offer more if their inspection turns out good. The pre-listing inspection is offered at a $200 discount.
